Renting Guide

As soon as you have found the perfect place to live, there will be some paperwork to complete and fees to pay. To make things clear for you we have listed our fees in the link below, so you can work out what you will have to pay. We have listed the fees payable prior to and after you take up a tenancy with us.

We will need the following to be completed within 48 hours of your offer being agreed; otherwise the property will be put back on the market until we receive what we need to progress your application:

Right to Rent

Each occupier must attend our office in person with each of their original acceptable documents to show they are allowed to live in the UK; copies of the documents will be certified by us and held on file. Acceptable documents for Right to Rent checks are published by the Home Office; more information about Right to Rent checks can be found at www.gov.uk/rightorentchecks.

Application

Each occupier (18 years and over) must complete an online application so that references can be obtained; we use a third-party referencing agency.

The following is a list of the documents you will need to complete your online application:

Bank Statements 

Each occupier may be asked to provide copies of their last 3 months’ bank statements.

Photo ID

Each occupier must provide photo ID and proof of address such as utility bill, council tax bill, UK driving licence, mortgage statement (there are certain documents we cannot accept such as provisional driving licence, mobile phone bills, credit card statements).

References

You will be required to provide contact details for both your employer and current / last landlord. It is helpful if you inform your employer and landlord regarding these references to avoid a delay in the start of your tenancy.

The Tenancy Agreement

Once your credit and reference checks have been successfully completed and the report is approved by the landlord, we will invite you into our office to sign the tenancy agreement. It is important that you carefully review the content of this contract and that all parties sign where indicated.

Move-in Monies

You will be asked to pay all move-in monies (in cleared funds) at least 4 working days prior to the tenancy start date.

Once these steps have been completed, we will arrange a check-in time and make an appointment to meet you at the property to check you in.

At this appointment, you will receive copies of all the required documents and our agent will inspect the smoke detectors and CO detectors (where required) with you to confirm they are all in working order.

We would suggest you do not book your removal van until your references have been accepted by the landlord and you have a confirmed move-in time.
