How do I know how much I should be selling my house for?

To ensure your property is marketed for the best asking price our team undertake research on your property and other similar properties in the area and the Valuer will bring this with him to the valuation.

Once at the property, the Valuer will walk round it with you to see if there are any obvious issues that need to be addressed and in discussion with you and after reviewing all the available information agree an asking price for the property.

Who is responsible for showing potential buyers around my property?

This completely depends on what you would like to do as a seller.

Most sellers prefer the agent to undertake viewings as we are experienced at discussing properties with potential buyers. Also, should there be any obvious issues at a property i.e. damp, then we can discuss with them how this can be remedied and help them obtain a quote for any work they would like done.

Why should I use you and not an online estate agents?

High street agents know the area they work in very well, from the best schools to the local bus routes. Knowing the area well means we know what the asking price of properties should be so there is not risk of your property being undervalued.

How will you advertise my property?

All our properties are advertised on our own website as well as all the major property websites including Rightmove. Zoopla and On The Market. In fact, online agents are not allowed on On The Market so it is a real benefit to choose a high street agent.

In addition, all our properties are put on Facebook and Twitter and with a large following, many properties are seen and shared with friends and family this way.

Do you prepare a floorplan for my property?

All our properties are advertised with a 3D floorplan. This allow potential buyers the ability to see rooms and how they connect to each other.

Do Estate Agents have to follow any codes of practice?

Yes. All agents must be a member of a redress scheme. We are members of The Property Ombudsman.

How do I know a buyer is serious about buying my property?

Before any viewing appointment is booked we confirm with each potential viewer that they are in a position to purchase a property. This may be in the way of confirming if they are a cash buyer or purchasing with a mortgage and if so if they have spoken to anyone about this to confirm they can have a mortgage.

In addition, if an offer is agreed with a buyer then they will need to attend our office with some required documentation. This process confirms their seriousness in purchasing the property.
